Ok, I think they’ve left the page.  So here it goes.  Activity is starting to pick up.  I just put a property under contract.  Colleagues are starting to put homes under contract at all price points.  Things are starting to move.  Sellers are looking at all offers and countering.  THIS IS AN UNPRECEDENTED TIME TO BE A BUYER IN VAIL.

Why the secrecy? Well if history is any indication, and it always is, then as soon as the sellers get a glimpse of this renewed activity then they’ll hold fast and stubborn to their list prices.  But right now, and I mean right now, they are scared.  They are at their biggest disadvantage.  This is the time to be aggressive with your offers, and you will be successful.

Not only are the sellers at a disadvantage because of economic fear they are also at a disadvantage because of the amount of inventory.  In the not too distant past as soon as a property came on the market here in Vail, it was immediately scooped up.  Now there are over 400 properties on the market just in the Town of Vail.  We can find you the perfect ski home at the price you want to pay.  Bold statement….of course….but these are special times.
