First let me say that I’m not going to upload a picture, because any picture that I take would feature tons of SNOW.  I don’t want to feature snow right now, it is May 1st tomorrow.  The Mountain is closed and it is still dumping here.  I must admit I’m ready for Summer. 

So with that being said, here is the surprise that the Title refers to.  There are currently 35 properties for sale in Vail, Colorado under $400,000.  That number includes 1 bedroom condos up to 3 bedroom condos and town homes.  These are not all fixer uppers.  Some of these are turn-key and ready for you to move into.  Some are bank owned, but the vast majority of them are just on the market and have motivated sellers.

Ok, here is another one of those posts where I apologize for having not updated in a while.

Looks like Spring is here in Vail.  The weather has been gorgeous.  Of course, along with Spring comes Spring Snow Storms.  It looks like it might snow all week starting tomorrow.  We’ll keep our fingers crossed.

On the Real Estate front, things are busy.  The Ascent Sotheby’s International Realty team is hard at work.  Listings are selling, and Buyers are buying.  Advice for Sellers, price your home right.  We are seeing more and more homes priced right going under contract.  For Buyers, have realistic expectations.  There are currently 461 homes for sale from East Vail to West Vail.  It is a Buyer’s market, but we still need to strike a deal for you to be able to move in.

The Holiday Season is upon us.  A little bit of snow today.  More on the way after the weekend.  The Town is looking good and so is the Mountain.  Hotel bookings are doing better than last year.  So people will be in Town.  The word on the street is that bookings are up because room rates are way down.  This is a great time to book your vacation with us.  COME TO VAIL.

On the Real Estate front….things are moving.  Early this summer there were over 450 homes for sale from East Vail to West Vail.  Today there are 418.  Every day I watch as more Vail properties go under contract and are sold.  Fortunetly, some of those sales have been with my buyers.  I like being a buyer’s agent.  In fact right now I’m negotiating to put another Vail Condo under contract.  But I can’t write too much about that since it is currently in process.

There are still deals in Vail….at all price points.  But we are starting to see sellers starting to feel a bit confident.  Any good news gives them an excuse to not be as flexible with their pricing as they should be.  And there is a bit of good news around.  So right now is the time to come to Vail, and start making offers.  Give me a call, 970-331-5821.  I’ll be happy to discuss details with you.
